My 11 Clover St property is held by 11 Clover St LLC :)I would recommend having a business name that is somewhat explanatory:Skyler's RE InvestingLogan's Local Landlord LLCetcSometimes, especially in technology, you see some cool, but utterly mysterious names:AegisRontomMorian SystemsI don't like to make potential investors/buyers think too hard.

The basics:Build in 19103 BR 1 bath in each unithardwood floors are OK, need to be refinished but definitely usableasbestos siding31 exterior windowsfront and back door access into stairwell/foyerneeds full electrical upgrade (still has fuse box)needs full plumbing installedneeds full hvac systemdoing all carpentry and renovations myself aside from electrical (may end up hiring out plumbing too if the inspector will not let my Professional Engineer father-in-law certify my work)I'm reading all that I can on BP to learn about what level of quality I should use in my purchases and renovations, but is there anything you wish someone told you when YOU began fixing up an old home you were going to rent out?

You may have to find new ways or expend more energy or keep your attention on these properties over time patiently to come up with an answer/method, and from personal experience, people can sometimes be slow to respond if you have sent a letter etc.Keep trying and thinking outside the box and you will find a way!!

The issue is that sometimes in order to get the last 5sqft of tile or flooring, you have to order a whole extra box and so there's leftover.
