the appraisor's excuse for using comps from a completely different area was that most of the houses in our development are traditional while ours is modern so it would not be comparable. apparently the fact that buildable lots in our development sell for $300k and lots in the comparable development sell for under $100K required only a minor $25K adjustment!

Lenders are also happy to lend without credit checks as long as they can securitize and sell the loans, book the profits, and take home a big bonus even though they know their companies will be bankrupt once the market corrects.Not to get too political about it, but I think the age of amorality is partly the result of urbanization and the mobility of labor.

I am curious in some of these hugh out of state Mobile Home parks I have heard of in Florida.

29 mobiles and 2 framed cottages on 6.5 acres.

I thought about investing in mobile homes but my friend is leary about investing in bad areas.

So I called on several mobile homes for sale and I've visited about 25-30 parks here in Utah and there is hardly anything for sale (0-4 homes per park)!

I am most interested in doing short sales, subject to's, and then creating some passive income by doing some Lonnie Deals w/ mobile homes.

Does anyone on this forum have experience with turning a mobile home park into a condominum property and selling the individual lots?
