Guestimating about 100k repairs... new boiler, hot water tank, refinish hardwood floors (there’s currently thick red substance on it, I think that was from the carpeting that was pulled off), new fixtures and lighting, total remodel kitchen + appliances and bathroom, converting 1 or 2 half baths into a full (see below).

Basic expenses, NNN, capital expenses- replace carpet/shower/kitchen/roof/etc. 

It looks completely off when compared to carpet baseboard in adjacent rooms and the reveal compared to the door trim.

The current three leases have been below market for years and I will need this fourth one to balance my cash flow a little bit.My question is what is an appropriate budget for a project like this because you can get the cheapest carpets in the world or put in nice decent quality flooring all around.

Complete remodel by myself except the carpet in the bedrooms.

Pets are damaging so I recommend a monthly pet fee that you set aside to repair whatever damage they cause including getting the carpet professionally cleaned to remove the pet smell. 

As is can list for 80k (one next door exact same house, exact same color carpeting etc --they once were owned within the family together-- pending in 45 days for 80k un-updated). 15k in cosmetic rehab (paint, carpet, update appliances, flooring in kitchen, roof patch up from Iowa's Derecho quoted at 3k) realtor plans to list for 109k.
