The sellers want to lease back, while they find a home to move into, and we want to rent it to them, since we realistically don't want to move for another few months. 

A 3rd option may be a lease with the option to buy. 

Add a line to the lease that states your process on this.

You want to confirm rent, security deposit amount and all terms of the lease. 

Review their lease agreement and addenda.

It is very common to see automotive, gas stations, and dry cleaners that have environmental issues which can get expensive beyond belief.If you want to do whats called a desktop review or RSRA report to see what kind of environmental issues the property may have please let me know.

Likely would be quite costly initially as they would have to convert all the zones to one furnace versus the two per building along with converting the furnace itself, but much cleaner and less of a hassle in the long run.One thing I have had  success with is getting rid of a furnace completely and putting individual propane wall units in each apartment.  

Or I may just keep leasing it.

As a beginner I would look at wholesaling or lease options.
