Appreciation over time over the last 40 years has been around 5% per annum (per FHFA) so, is real estate a good investment?

A last and very important part; I hear investors all the time talk about how hard it is to find good deals in TCM market, even asking "is there any 1% rule properties left" and I just laugh because in the Central MN market the #'s can be epic compared to TCM market and others.

@Kapil PatelThe great thing about section 121 is that there is no limit on how many times that you can use it.The only rule is that you have to own and live in the property for 2 out of the last 5 years.

One of our markets has a cap on the number of STR licenses with a huge waiting list and very few licenses changing hands over the last few years, so that doesn’t appear to be an option for us in the short run. 

I’ve been researching wholesaling land the last week. 

It can cause some extra documentation needs, but as long as your income has been stable or increasing over the last two years then we should be able to make the argument to make it happen.
