Yeah that would be crazy that makes sense.. as others have mentioned in your scenario owner carry to me is last resort give it 90 days at least.

Since last year of November, Fannie and Freddie has allowed borrowers to put min 5% down for conventional loans and being able to invest multifamily up to 4units.Also, the beauty of FHA is that it allows you to put 3.5% down payment to invest in 1-4 units.

I say those 3 items are easily ($40k or more at retail prices) : and for us about $15k  That's very impressive, both on cost and timeline.
