Derek, The standard fee in my area is $199 but I have never paid it because we bought most of our REO through the listing agent and since they are getting double commission, it has always been waived.The last contract I close through my agent, it was included in my HUD statement at closing but my agent gave me a check for the same amount back at close including a $50 gift card for Lowes.

They are unlikely to do something that would inhibit this free gift that keeps on giving, in my most humble opinion.But wholesalers are the guys that don't have any money, you say. 

I would add that any gift over $12,000 is taxable.
