Does your insurance agent come meet with you about his 15% annual increase?

I have a 3 flat in Lincoln Park, Chicago, IL that I am planning to list for sale in the next 3-6 months.Currently owner occupied in 1 unit (Duplex up, 3 bed 3 bath).The other 2 units (2 bed 1 bath each) are rented.I am wondering if it is more attractive to buyers to leave the 3 bed 3 bath unit vacant when I move out, or should I place a tenant in there and then list for sale?

You buy the property and you have to live with the existing leases in place.Look at the leases and verify the rents are current.See if you can talk with the tenants to see what problems they have with their unit and what their plans are.

Insurance difficulties are everywhere these days, but it seems there is at least one (expensive) option in most instances.  

If so, what is the best type of insurance company to contact regarding that policy?

Hello everyone,I'm planning to buy rental properties out of state and looking for some properties in Alabama.

It costs me insurance and about $600 in taxes each year.

@Carter Buckingham If you're planning to purchase a mobile home in the community where the land is rented, you'd have to check first with the park manager and/or owner to see if you can move forward with your plan. 

It will be easier, but you will pay 2x-4x more than you would if you were local and on-site watching.What's your plan for watching the rehab?
