Installing and finishing utility grade flooring is a lesson in aggravation. 

I don't care if they could install gold tiles for $1/sf but if I don't like the way they work I tell them to hit the road.

I've also hung sheetrock, installed cabinets, and tiled a bathroom... you know, the basic lipstick stuff.

Depending on how the door stopper was installed, it may be the responsibility of either party.Cleaning is more subjective, as one person's idea of "clean" can vary greatly from another person's.

A good example would be if a handicapped tenant were to want a ramp installed at one of my properties, I'm legally obligated to allow them to do this.

Did you consider refinishing the wood floors that were there - they look like heart pine - rather than installing a new floor over the old flooring?

Install new carpet in the large family room.Paint most of the interior.Install all new light fixtures. 

If the contractor is including everything (material, installation, etc), make sure your other quotes match.
