Question from a newbie: what is required to get a house under contract?

What should I have in my contract and what should I look for in doing a seller finance deal.Thanks in advance! 

I’m under contract on my first duplex and Joe Fairless advertises Rentler on his podcast.

Not sure why you're looking for the last catalyst to trigger the next round of contraction... that's usually not the case.

I have put in a lot of time and effort into learning what it takes to accurately and ethically quote buyers and sellers on properties for assignments of contracts from seller to buyer (I know a lot of real estate agents feel that this walking a very thin line & many believe it's even illegal-also not sure what to make of that). 

When you buy a house, everything left in it at close is yours, unless their are special provisions in the contract.

You can agree to anything legal in a contract.  

I am about to get my first deal under contract and am going to need a reliable inspection report.Thanks in advance!
