For rehab loans FHA has 203k renovation, and there is the Fannie mae homestyle.  203k is broken down into 203k limited and full 203k. 

Would my cost basis be XX% purchase price/AA% value when inherit or would it be the full value at time of death?

That can only be answered once we know the extent of the work needed to get the property earning at full capacity.

Hi Guys, have first MHP under contract (I'm full time fix and flip single family guy in DC area).

I did realize pretty quickly that maxing out my credit cards was probably not the best way to manage my real estate investing, so I canceled the mentoring within a day and got a full refund.  

I work full time and on my spare time I try to read up as much as possible on Real Estate investing.

I have a prospective renter who wants a 6 months lease but is willing to pay $150 over my asking price and a full months pet deposit in addition to the full months security deposit.The problem is he has no credit score.

New electric, plumbing, full house sound system, CAT5 and cable lines throughout, original light fixtures and features, new open concept kitchen, master bath, finished carriage house, sports bar in the basement, etc. 

I also work full time so I still have work left to do.

The homes have sold more than 6 months but still less than a full year.
