I have found many websites, but they are for fix and flix situations or a calc sheet to get approved/join their lending services.

i would charge pet rent $150-250 on top of the regular rent or put it in writings that the tenant will be financially responsible for the pet liabilities. 

You have to earn some stripes through unfortunate situations like that to be a better investor.

You will need to deal with not only financial issues like inheritance taxes, IRS tax liens, etc but also potential legal issues such as interested parties not notified about the auction properly.

This is my first multi-unit purchase, with larger purchase number with high interest rate in the neighborhood i never had rental property, which all add together that gives me anxiety, even though i used to work in the area for 14 years....so i cant say i am not familiar with the neighborhood, just never owned any propertydefinitely never felt good at closing, and chest pain is real, i dont recall when was the last time i was happy at closing, it's always "why i did it again", then i remembered because i need to make more income.summer being great time to get new tenant, but also worst financial time for me with kid summer camp, summer vacation travel...etc 

I wouldn't trust the advice I would get on these forums for your situation.

What’s also interesting about this situation is that we purchased the property March 1, 2020, and within 5 months lost 4 of the 6 tenants during Covid shut down!

Tell him your situation and what you want to do (i.e., investment) and they have some criteria ready such as you want a private living area for your family, backyard, # of bathrooms, etc.4.
