In all the transactions i have been through with buyers (probably 500+) i have never seen a mitigation company do the testing, in our market, its always a home inspector, and them we call whoever we want to get the mitigation done and the mitigator will do the final test, or you can pay the home inspector to retest. 

your numbers seem high in some places and low in others, but i dont know local market costs for things, I would be surprised if you could get title done for $450 total,  most of the auction houses nail you with $1500+ for title and $1500" to close, they make a ton closing your deal, (like auction.com, H&M ect.) the numbers look good, but just know, it never goes as planned, and their will be hidden expenses you didnt see, i generally add $2000-$5000 for Misc.

Finally, it will be in number one above, but I am always surprised how much the pet policy can open or restrict a unit to potential renters or buyers....so read that close, too.

The tenant finally realized the phone lines are behind some wall plate blanks so they just need to terminate to RJ11 jacks and all is well.

One final question for you though: when contacting the seller... do you mention seller financing right away?

I'm not sure exactly how long I have been a member here...maybe 8 or 10 months...but I'm finally getting the ball rolling, and really looking into acquiring my first property. 

They had a competitive price, stuck to their timeline, and the final results were excellent.
