My other fear is non paying tenants, destruction of property etc...what happens when the place burns down because a tenant forgot to put her cigarette out?

My biggest fear, and I'm sure this is a common one, is that I'll accidentally hire the wrong people and end up losing money on a potential non-local property.3.

Now that I'm looking to invest out of state in Michigan, the agent I spoke with said that letters accompanying offers was no standard practice and that most agents "wouldn't even do it for fear of discrimination."

I've been wanting to call this individual for some time now, finally overcame said fear and did so.

Is it for a lack of capital or are you fearful of risks?

Many landlords are beset by fear and the thinking of "what if XYZ happens" but the compounding of lost cash flow and value increase on property of this mentality can be staggering.  

There have been and will be issues (hvac trouble, improper installation of flashing on roof causing water damage, lots of manual labor from my husband to save $, fear of the unknowns) but the benefits have outweighed the challenges for sure.

One of my fear is going over the budget that the loan provides for me for rehab.

My main fear is, Am I just complicating my life for just a little extra $$$$?
