Typically ARMs at higher rates. 1-4 units is residential lending. 

Armed with this small amount of information you are now ready to move a little faster!

But their rules state explicitly that you cannot use the money to purchase real estate (I guess they only want you to throw money away by buying a fancy car or something rather than a sensible investment...).

As for another buyer coming in the back door I have not seen that type of protection explicitly stated in a contract or addendum.  

Check with Credit Unions, and Small Banks, MFG Homes generally are financed on 5 or 7 year arms or Balloons.

Am I over-reading all these comments on lending regulations  or are there exceptions for  less then arms length transactions?    

Back in 2013 I bought a 1 bedroom condo downtown for $150k on a 5/1 ARM with 2.875%.  

At the moment, my primary option is a 20-year 5/1 ARM at 4.75%, but with residential lending I may be able to obtain longer term and better rates.Please let me know if anything is unclear.Thanks for the help,Max Pagani
