Look at your local competition on Vrbo and Airbnb and change search criteria for different size houses. 

Location (rapidly changing/close to amenities)This will hopefully make it easier to rent and give you options to rent out short term if desired.

In all honesty, I havent used it because Im so used to our mentorships model, to change models, is like learning how to go from driving automatic, to standard.

This is my first out of state purchase so it was weird to buy a property without ever seeing it.

For all we know, interest rates may not significantly change for quite some time.

I can now change my prices whenever I want to and sometimes a traveler has unique situations that I'm able to accommodate when I'm that initial contact. 

Just note, come with a lot of free time and a check book because each time Philadelphia transfers you from one department to the next, you have to restart your wait time and crack another check, if you catch my drift.The zoning department reviewed my change on an application I just filled out at the Municipal building and they changed the zoning right then and there.
