And are they production builders that to provide the product at the cost they do use basically the least expensive materials possible and beat the crap out the subs pricing.so there is a fine line there you cant pay low price and expect supreme product..

As I think cashflow is quite important at the beggining (but gaining equity is more important in the long run), to start off I have thought about sub-renting, renting from a mum and pop landlord and explaining very clearly (and maybe paying extra even) I want to airbnb it or rent by room for students.

This could invalidate your LLC and allow it to be pierced in a lawsuit.Also possibly paying yourself from the LLC so you can pay the mortggage could argueably make the payment non deductible.

I suppose it's a matter of weighing options - looking at the potential increased cost of fixing/replacing a damaged roof at ACV verses paying a higher premium for an insurance policy that pays out replacement cost, and see which one makes more sense.
