I'll speak to my experience there is a lot of power in mastering one market. 

We got $820/month plus electric.

An efficiency kitchen isn't very expensive, but the the stove and refrigerator put extra demands on the electrical panel.

I would not call myself a handy person, but over the years I learned how to paint, install fixtures, do light electrical work, lay flooring, etc on my houses.

If you put solar in a rental, how are you profiting to help pay for the system when it's the tenant using the power?

They consider capital preservation more important than making any return, which is ironic since inflation is eating up their purchasing power. 

If you are going to tackle any of the systems such as roof, plumbing, electrical, & hvac you MUST MUST MUST get the work permitted.

This way if anyone tries to give you bad information or accuse you of something you are well prepared.Knowledge is power as they say.

Internet say large houses can be upwards of $10k my house is 2200 sq ft and needs everything (power wash, sand, minor carpentry, etc)2.

You have to use money to give the seller "moving money", money to bring the loan current if they are behind, money for title reports, money for escrow, money for advertising, money for making the payments after you take ownership, money for repairs if needed, money for cleaning the property, money in reserve in case everything falls apart (just to mention the big ones, there are also Insurance, water, electricity, power, property taxes and so on).
