Can you purchase the house at a price such that you can afford to improve it quality enough so that it will demand enough to return to you to value of your improvements over time as a rental following the 50% rule or as an immediate sale following the wholesaling guidelines.There can be no doubt that your stock buddies have made some money, but have lost a whole lot on paper as well with the recent downturn there plus they must factor in the stock commission fees on both ends, where in RE those fees you can choose to accept or have the buyer or seller pay.

I may be able to get closer to $700 for this neighborhood but $900 is really doubtful, at least based on rents in the immediate area.
