In full disclosure I've never owned this unique type of property but 93% CF seems optimistic.

I would be shocked (at least in Ohio) if many homes have carbon monoxide detectors#9-11 are on things that the seller has to disclose on our state property disclosures. 

1-4 are either in the property condition disclosure, or evident when you see the home or upon inspection.

Therefore dual agency disclosure, designated agency, full disclosure, confidentiality, imputed knowledge and notice, implied knowledge, fiduciary duty, loyalty, and vicarious liability are foreign concepts there.

In the reverse if a RE brokerage is constantly having title issues on houses, playing games with disclosures, offers houses that are under contract.... or not even for sale, they consistently fail to close.

I have a property i am looking at and in the disclosures, the seller has stated there is surface microbial growth in crawl space area.

There will be lenders instructions, disclosures, a title prelim review, personal guarantee (if you’re wise), 1003, occupancy affidavit, use of funds statement, and lots more.

Also is there any reason why they would backdate the disclosure forms?

All of the sales have been with full disclosure.
