Not entirely sure about the difference between the two, how to determine what a seller may be interested in or if its inefficient to do both at once.

There is the theoretical/mathematical way of doing things then there is the real world.Most deals are NOT going to be valued by cap rate, at least at purchase.

Purchase price: $640,500 Cash invested: $110,000 Sale price: $845,000 Single family fix and flip purchased from wholesaler.
