The well put together and pristine offering package definitely displays the professionalism of the team, however, investors should not take the pretty colors or pictures to make their decisions. 

Since I am so new everything has me worried that I am making a mistake, but I am now more confident that I have the ability to make an informed decision in this situation.

If you believe the matter might be covered by your title insurance, submit a claim to the insurer and allow them time to make a coverage decision and take actions before entering into any agreements that might affect the insurer's ability to defend your title.
