I’m putting together a deal to buy a multi-family rental property from my parents in Buffalo, NY.

The best case deal for us would be to find an investor who is willing to buy the land and do a 10-year (or longer) rent-to-own agreement with us that includes them getting proceeds from the campground and event center and making a great profit over time. 

I am rookie investor who has not done any deals yet.

Settling with you is often much cheaper than dealing with an investigation from the state, so they usually prefer to make the problem disappear. 

What made you interested in investing in this type of deal?

There is a lot of work left to close the deal.

It really shouldn't be that big of a deal. 

This is an on market deal. 

If you wait for an emergency to happen it is the most expensive time to deal with the issue.

The catch is, her job dictates where we land, so I'm unsure of the exact market yet.That being said, I have two main goals:Get started with my first few deals: Ideally, I'd like to invest locally (whichever US city we end up in).
