But then again if there is a big tree leaning over that brand new roof, or if you often get significant hailstorms and the like then the equation may change and you would want to be setting aside more for expectable damages/treatments. 

Hourly and daily post end of term charges are "liquidated damages" where it is difficult for the parties to agree upfront what the cost will be. 

why not a tank w/ warranty then you don't have to deal w/ it and let the tenants call in and get it fixed.... tankless seems like you're paying a premium for something that could just cause more headache (from breaking to tenant complaints etc). 

I used to be like that and I got involved in a flip 4 years ago that didn't go the way it was "supposed" to go and was financially damaging.

And its not really the snow that causes problems its the water from the snow melting and ice from that snow melt then re-freezing that is the biggest issue. 

I hear there is still flood damage issues in Houston.

They won't pass peeling paint or damaged stucco/siding or a roof that is failing though. 

One of my worries is the trees by the house causing foundational issues.
