But then again if there is a big tree leaning over that brand new roof, or if you often get significant hailstorms and the like then the equation may change and you would want to be setting aside more for expectable damages/treatments.

why not a tank w/ warranty then you don't have to deal w/ it and let the tenants call in and get it fixed.... tankless seems like you're paying a premium for something that could just cause more headache (from breaking to tenant complaints etc).

And its not really the snow that causes problems its the water from the snow melting and ice from that snow melt then re-freezing that is the biggest issue.
