I'm also getting better when I go see properties - having had one deal crash after an inspection, I'm much more aware about potential foundation issues in the old buildings around here.I'd encourage you to take the time to find a spreadsheet, or calculator you like, and run a bunch of them. 

I don't see Irvine prices crashing anytime soon either.

Of everything I have learned I still have a few questions regarding the market crash of 07-09.

The average homeowner is in better standing than before the crash in 2008, but are investors being cautious, or have some overstretched themselves, and possibly entered into a space they have no business being in? 

Hope you all dont have another crash as severe as the one we just went through.  

Those who have crashed and burned often quit before they tell their stories.  

When I was younger my dad did several fix and flips but then got stuck in one when the market crashed and hasnt done a deal since then.

Also for those who are active in the market how has the oil price crash impacted prices.

I did it because I almost lost my first property when the market crashed.

I find it crashing quite a bit for me when trying to load certain posts.
