Beside the “subject to” that’s recently become the subject of much debate we utilized  ”no interest short term owner financing”, the “2nd mortgage crank”, substitution of collateral, mortgage subordination, wrap loans, real estate “exchange” (not for tax reasons), sale - lease back, guaranteed rent payments, sale - buy back, land offered in lieu of down payment, zero coupon bonds as substitution of collateral, and a few others that escape my memory.  

I use Zoho One and combine it with my acquisitions and real estate sales.

Has anyone had experience with a reverse mortgage short sale where there is an additional junior lien?

Hey everyone, I own a SFH in Buda, TX (close to I35 near South Austin) in a vibrant and safe neighborhood.

An at sale you get to take some of the profit tax free and indefinitely defer the tax on the rest.It's an awesome strategy. 

We then need about $30,000 to cover the hard money loan and the closing costs.

They are more concerned with closing out issues than they are with getting multiple bids to get the best contractor for the job.
