It also seems like the professionals are getting more clients.

They might be asking a low cap rate where the debt numbers only work at a 50% ltv.An example might be a client of mine buys a retail Starbucks at a 5.5 cap rate for 2,500,000.

My main focus is generating the most cash flow possible to support my (future) family solely from rental income, preferably sooner rather than later.

Hello Andrew,I don't know whether you or your partner are business owners but I have several clients that use one of our business loan products for gap money.  

When I got my property I had some support from my parents in financing, and we got some really good professional help, but with our current financial issues, that level of professional help is well beyond reach.

Learn to use all the data you find as ammunition to "support" why you're offering the amount you're offering. 

Realtors have a fiduciary responsibility to their clients where as a wholesaler does not. 

Now if a client or anyone else asks for a recommendation, I can easily filter my search to just the area of expertise needed.
