Here is how we do it: If they don't pay we file the first step in court (failure to pay) and they get a notice and panic and usually find some money to catch up their share of the rent, sometime from church state agency etc...

There is one major issue with this gas station that turns potential buyers off - they have underground tanks for their gas that need to be replaced with "double walls" instead of the outdated "single wall" tanks by 2025 per CA law or face being shut down.
