Here is how we do it: If they don't pay we file the first step in court (failure to pay) and they get a notice and panic and usually find some money to catch up their share of the rent, sometime from church state agency etc...

You can't have another Solo 401k plan for the same business and if you wanted to switch to a self-directed plan you can't just shut down your existing plan and open a new one.

There is one major issue with this gas station that turns potential buyers off - they have underground tanks for their gas that need to be replaced with "double walls" instead of the outdated "single wall" tanks by 2025 per CA law or face being shut down.

In my area the town is offering $157,000 subsidy per one bedroom unit to repurpose a church and a meeting hall I’m interested in converting to about 25 apartments.

No grandfathering etc etc, just strict adherence to fire safety or shut us down.
