When investing out of state it's definitely buyer beware.

We were thinking of purchasing the property for ourselves for personal use instead of selling to a buyer.

I've been in the market for awhile in Charlotte looking to grab a good multi-family property...especially a fourplex and it's rough competing with the cash buyers.

Option 1: I will receive only the rehab, hiring a contractor and ask the buyer to pay the property direct to the ownerOption 2: I will receive full payment (property+rehab) and my company buys the property a resell it shortly to the buyer

It was not a pleasant experience for anyone involved.

I only charge 8% to my buyers, but it still provides more than I had before, and it provides a service to my clients.  

In most agreements, the seller and the buyer splits the realty transfer taxes.

  I’m a wholesaler from Columbus Ohio and when I come across Deals I seem to can’t close on it because I cannot find an end buyer and most buyers wants to flip the property and want large spreads, but what about the smaller spread deals that’s more for building up a portfolio I come across some deals that have some smaller spreads but I want to be able to help the seller sell, but I can’t because I’m having trouble finding buyers that pay close to market value of the home .

A lot of our buyers have been coming from California and western Washington and that's starting to slow down quite a bit.
