I cut my teeth attending tax sales and bidding on properties there, but I personally have avoided them for the past 5+ years because they just have too many hoops and too much redtape.

You may also post a surety bond which premium will depend on your personal credit and financial resources, but would run somewhere around $100 per $10,000.

For peace of mind you can always sell the home with a termite bond.
