First I set base criteria (residential detached, # of bed/bath, city, county)Then in a field called "Special Circumstances" that has some recurring keywords listed as options, I select the keywords that suggest a distressed property.

On a majority of the leases the actual lease amount is $855 but the landlord pays a cap of $150 on electric.Insurance is $900 per building per year.Taxes are $670 per building per year.Property management is probably going to be around 10%They have a maintenance guy that lives in the one 1 bed 1 bath and from what I understand he takes care of the maintenance issues for the 20 duplexes and he has no plans to leave.Something very interesting about these duplexes is they are basically across the street from a very large Army base.

Looks so nice having a row of books filling up those shelves.One of the main reasons I keep leaning towards Kindle is because I read a lot at night in bed when my wife is asleep, and the backlight in the Kindle is much better (and less light) than having an actual book light.

So your competition really might not be your competition.Sold– While I don’t have any experience I have been told that the sold figure both in the listing on the house and as the “yellow” sold houses can be off.Squarefootage, Bed/Bath off– This information has been pulled from the tax record so sometimes the information can be wrong.

.:-)This is a 11-unit multifamily in a quiet residential area, across the street is a cemetery. 9 are 1 bed 1 bath (8 is currently rented with $550/month), 2 needs to be converted to 1 bed 1 bath (not ready for rent yet).

Leasing should be the same as an apartment, meaning you advertise it as a 3 bed condo and people who want a SFH won't apply.
