It is meant to protect the consumer.Now, if you do nothing, you will have a 60 day overlap of the 2 policies and incur the extra cost. 

In four months they'll essentially pay an extra month of rent which helps compensate for the additional work required during turnover.I also use month-to-month when a tenant appears high-risk and I want to take them on a "trial run" to see how they perform.

If you can find another property in this market then sure buy another but either way it would nice to have an extra $400/mo in your pocket. 

Gift or Estate taxes - This is minor, but I will suggest to look into gift taxes in your state, so you do not end up paying extra taxes on the gift for 2021.

@Lindsay Op de Coul very, very difficult if no other 2-families exist on the block, but no extra regulations on the process like 2 to 3.
