Since all grass was removed I expect sod to be placed after all debris is removed and top soil applied, trees replanted, fence installed, and sidewalk redone. 

Depending on the size and your location these number may not apply but locally to do a termite bait/spray generally in the 200/300 range for a 1,200 SQFT property.  

It would apply to those with more than 1min income.

If you hate the prospect of paying PMI, you could put 20% down on a property you owner occupy and then immediately apply for a Home Equity Line Of Credit.
