In the lease it stated all charges, late fees, pet charges etc will be taking into account first before applying to rent from their payment.

I think I heard on one podcast that you can cut a hole in the sheetrock inside the unit and apply some type of small unit to get this done but cant find the podcast.

I still like electric baseboard, OR, if you have natural gas and there is already a meter on the property, look at the split systems.
