Getting started is the hardest part and a lot of people don't realize how many properties they need to make it in this world.  

It turns out this was her childhood home which she had recently inherited and she just didn't want to deal with any sort of lengthy sales process on the open market.Am I competing with the zillows of the world?

The cash flow to return the investment is what is of greatest importance for the first 5 years+.Real world example - Did a garage conversion with addition for a client on a 750sf ADU.

We work with investors from all over the world and I think I can count on 1 finger the number of them that would replace it proactively. 

Flood insurance isn’t too bad and the property is raised so it’s not the end of the world for me but buying a non-raised property would be a complete no for me.

In essence, you get the best of both worlds. 

This "expertise" will fuel their next 9 misses, because they proved they were right in the past (this is where the ironic background music is piped in), until they once again show the world they know best.I guess if you can make it to the MLB Hall of Fame by being failing 7 out of 10 times, ...?

People are used to making due in an inaccessible world.
