4) If lease is ending, and the buyer decides not to purchase home for whatever reason: Unable to obtain financing through lender, doesn't want home, change in job location, etc. does the buyer or seller keep that nonrefundable deposit?

and the fact that rent goes up overtime as well.I know some will keep pulling money out of rentals to buy more or use the money elsewhere, but then they have very little equity in the home.

This can mean some improvements, new and more resilient tenants, or just some attitude adjustments.

This might mean refinancing or using a HELOC (Home Equity Line of Credit) to access capital for your next investment.

It's not foolproof...I mean, nothing is...but if another investor recommends someone because they have already worked with them then that's usually a good place to start.
