Might not be enough time.Michael, the cost seg doesn't need to be completed before the end of the year to benefit for 2022 (and 100% bonus depreciation), as long as it's completed before one files 2022 taxes.

You are now just paying back all your tax benefits by being cashflow negative, and then still having a tax bill when you sell, since you wrote down your basis using bonus depreciation and realizing losses.All told, back to Joseph's point: you want a property that is a solid investment on its own.
