The listing shall include the name of the material supplier and/or sub-contractor, amount of payment, payee address , corresponding cost break down line item number.

If any of those tenants goes into default or moves out before close, you could argue that is a material change to the property and be allowed out, but again, that would be an attorney's call and likely some legal fees.Lastly, you could always just have your realtor send a cancellation of contract form, and see how the seller responds.

It is 50x 2 bedroom 1 bath units and 4x 1 bedroom 1 bath units...Regards,Steve   Yes concrete and steel is 30-40% more than wood as it drives up the costs for all the trades in addition to the base material itself.

Thanks @Merrick Loveland I guess what I meant by spec is the fact that they are very similar finishes, and slightly lower grade materials than I would put in any of my flips at that price range, especially in the bathrooms and kitchen to be more specific.
