the tenants at one house moved out a few weeks ago. they were there just one year and moved in after the house was freshly painted and re-carpeted.anyway. there were fingerprints and smudges on the walls all over the house and even areas that you'd have to try to leave a fingerprint. nothing that a new coat of paint can't cover, but the whole house needed to be re-painted.regarding the carpet, there are dog pee stains and large furniture impressions. they tried to steam all stains out and even used spray chemicals to remove them. it does not smell, but the stains are there.would you charge them or keep a portion of the s. deposit for something like this?

In structuring our entities, (we function in Florida, Georgia and soon in Texas), we have been informed that, "...your company is a dealer in real estate sales and purchases, not an investor (1031 exchange tax deferral is not allowed for dealers)".A more detailed discussion will take place with our CPA, but I would like to hear from some others on BP who "deal" in rehabs within an LLC, s-corp or c-corp.How are your 1031 exchanges handled?

This will drop your total money in the deal to whatever your lender needs s a down payment. 20% (20,000) + closingSome investors will give you a discount on the purchase price since they most likely wont need to put any marketing into the property or list it on the MLS.

I've wholesaled both and the differences I noticed were:1) You'll want to get a survey so that you know exactly where the property begins and ends.2) In NJ (and the northeast in general) there are issues with underground storage tanks (UST's) that were used from the 30's going forward when many homes were converted from coal heat.
