Many things in MH's like doors, latches, furnaces, water heaters, ducting, electrical outlets, drywall, insulation and plumbing are very different from regular homes.

Tip number 1.The closer to home:The more knowledge you have in the area, The less pitfalls you can potentially have, The more contacts you have,The more control you have.Tip number 2.Try something that is doable. don't flush all your funds and find yourself dry when closing costs are more then expected or when the first unexpected expense arises.

You also need to keep some money for closing costs and unexpected expenses (what if you can't rent it right away, what if something breaks). 

The reason I’m getting this deal as it is is because the seller has said they are too old to be managing rental properties anymore and they just want to cash out so hopefully with my inspections I won’t have too much popping up unexpected.

Like any rehab, unexpected things will pop up when you get deeper into the project.
