@Michael HayworthPlease post up about your experience with the short term rental, would be quite interested to hear how this strategy works out for you.It looks like vacation rentals in the area run approx 40% occupancy rates - but that still works out to 50-60% more gross income compared to a traditional long-term rental.

So bankers are likely to be forced to try to generate creative ways of financing an unafforable mortgage which often isn't a sustainable solution and/or people are likely to move elsewhere.Apparently house values also increased by some 21% in Los Altos from last year according to Zillow which certainly isn't the national norm nor am I aware of traditional income growth being in that range here.

So they priced themselves about 2% over bank rates and about 4% below traditional "short term" hard money loans...This final loan it is supported by rental cash-flow and the underwrite still depends on good credit and DSCR of 1.20% as most commercial loans are.Send me an email so I can attach files....for your review.Regards.Richard
