hello;the deal from the surface looks good if you are looking at it from an equity standpoint. the key here is to know ALL costs before you sign away. with missing numbers from your plumber/Eletrician, you cannot make an informed decision. i suggest you get that asap to input all the known numbers and then make a decision. you don't want to find out later that the costs are high and that you end up buying a break even deal. because the positive cash flow on this unit is very low already, you don't want the equity to drop with costs you don't know about yet per the work that needs to be done to bring it up to par for rental.Sincerely,-vinh

No,the seller pays.Lastly, be loyal to the agent you choose ,remember their time is on commission don't waste anyones time make a firm decision with whom you choose and I'm sure they will meet your needs.Build relationships in this business and you can go far.

Doesn't meet my criteria.But hey- you bought it, knowing damned well you couldn't pay for it...or...cashed it out...not to improve, but to go on vacation....Now you're stuck, and I cant even help....but I will be there when the bank resells it, cause at this point in time at least the bank knows they made a bad decision, and you may not have the equity to sell at a loss, but hey - the bank can.

Go where you think you would want to live… If you cant make that decision…...Use a dartboard… Getting through 2008 & 2009 will answer the question of where is a good place to go for cash flow and growth...Just my 2 cents...

In other news, I hear that Kobe is about to be traded to the Bulls and that AROD has opted out of his contract with the Yankees, and wants to be paid less but will take part ownership from whomever the new owner of the Cubs are, in order to come play for Lou P again here in Chicago.
