Because this will be my first Multifamily as well as my first time being a landlord , I'm very much in love with the idea of very low CAP Ex Repairs needed in the first 5 years, the tenant quality applying to a new build unit in a new community, Just a much nicer and newer product for the money .

Thinking about that duplex in Missouri seems like a good idea, especially with someone already living there to help with the home payment while you work on your dream home.

(No idea how long that might be)I can get a contract on one unit but it would be contingent on being able to purchase both units since they share the exterior and both sides need a complete exterior overhaul.

If you still think it's a bad idea feel free to share a better way in this current market and I am all ears. 

The idea is to move away from licenses being issued at the discretion of the commissioner, to streamline the process and have any properties that complete the application and meet the criteria get a license. 

I am very open to ideas and thoughts changing and not stuck on one particular area or strategy till I learn quite a bit more.  

The intent of my post was to share this idea with those interested as an option to consider.

My idea was to live upstairs, maybe rent 1 bdrm for $1250/mo (util included); and rent the downstairs for $1750-$1800/mo (all utilities included).

I am looking for some ideas as I have around 60k of passive income generated from Investment in Tresuries in addition to my w2 income.
