Since Andrew called my attention to this thread, I'll throw my two cents in.  

Analyze every decision in your life because the wrong ones can throw you off track for a very long time.Tyler why not take your marketing and video production skills and go talk to a successful investor.

Do they just throw a number out at the seller and then negotiate once the meeting is set?

If all else fails sounds like you have some type of illness you could throw out there.

They proclaim they had one of their investors pay for the purchase and renovation and they apparently have a deep pool of investors ready to throw hundreds of thousands of dollars at each deal.

Just throwing out an idea.As far as vacancy, I like to use 8.3% of rent (1 month a year).

Armchair investing like armchair politics is just another way of saying that I have enjoyed sitting on the sideline watching the rest of the world go by and occasionally throwing out my 2 cents based off of shoty information and speculation knowing just enough to get into trouble but not enough to get out of said trouble.

They were brought to us through our network of developers and lenders.It sounds like you already know what you are looking for so I wont talk about that here, but I did want to say something about finding deals. 4 years ago we had brokers throwing deals after us as there were very few buyers out there, but as you know times have changed, and now you are competing to get the brokers/sellers attention alongside a gazillion other buyers.If there is one thing that I know makes all the difference with getting deals it is to show that you are a serious buyer, and that you can close, fast and with no re-trading.
