Who are you targeting the ads to?

I know all of my target markets rents here in the Chicago suburbs very well because I am active on the leasing side of things as well for my own properties.

If you are targeting Utah, KSL.com is an anomaly classified site that far outpaces Craigslist (also good) locally. 

Finance with a High Balance Conventional loan, 30 year fixed 3.0%, 10% down and a target purchase price of $850K.

For example, one of them being a $43m raise on a 330-unit class A multi-family development in Houston led by Guefen Development, Target IRR 22%, sponsor co-investment $921k, $25k investment increment, target hold 3 yrs.I’m deciding between utilizing Crowdstreet vs doing a local PE raise but a lower target return rate of 8-10%/yr but with a 7-yr target hold.QUESTION for the Bigger Pockets crew: who has hit the invest now button on any of these crowdstreet deals and what has your experience been with it?

Try working with a local agent to get you listings in your target areas.

Work your numbers and figure out your target price and have your agent contact the listing agent.

Just don’t lose sight of your target.  

I understand the $100/ door target, but I have a hard time not getting hung up on cash on cash, knowing what I could get putting that money elsewhere (or I guess loose based on the last few weeks ;-)
