In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

I'm curious to hear what you believe the most challenging aspect is when it comes to getting zoning approved or approval in general for a specific project (i.e. self storage, multifamily, HCV, etc.)? 

For example - Multifamily properties, student housing, triple net lease, self storage, etc...The sponsor of the offering does the research on the deal and acquires the property and lets investors like you purchase pieces of the property, or in this case, exchange your current equity into equity in one of these deals.These usually pay out 5-10% annual cash flow paid monthly.

Phase 1 would be 1 acre of storage units, along with boat/RV storage. 

Upon further research, the owner is in his 70's, has been in business for 50 years and has a pretty large and diverse portfolio, including 736 other multifamily units in eight separate complexes, a self-storage/car wash, three mobile home parks, several commercial properties, several undeveloped parcels and several single family homes.  

There are many more opportunities to scale your investment business in all types of commercial real estate including self storage, mobile home parks, RV parks, large multifamily, industrial and more.

It could also be storage.
