Since the lower unit is already small I am not a huge fan of this since the heaters sit on the wall and take away from living space but it seems like the most cost effective solution I've found so far.

I’ve been monitoring Suwanee for awhile, mainly because I might move to the area for better school. before covid it’s hard to find property under 300K but right now less investor/buyer are looking, lending is tight, less cash buyer in this price range.

Solution: We move to Fells Point in Baltimore when our lease was up at the apartment we were living in. 

The solution was there were several wholesalers that still had some pretty good buys off market.In todays market, there are not in my opinion much in the way of great buys on the MLS or off market as even the wholesalers are bringing me "deals" at retail prices.

Sorry I wont be able to share any thought on a solution or some clarity.

Some will allow property held in LLC if the LLC has 2 years of entity tax returns.And if anyone is looking for HELOC on investment, Federal Credit Unions are who I would recommend that they look into.Service may not be as expeditious and great but if it solves the solution, why not :-)? 

Which is part of what makes them so attractive to real estate investors (the other part being that they offer long term financing solutions when it used to be so much harder to get get long term financing on rental property).

Find win win solutions for the tenants and yourself.
