From what I was told by a Chase lender, most institutions use the same underwriters, who implement this 2 year requirement.I understand that private lending could be an option, however, I'm not sure who would lend to me with favorable terms based on my lack of real estate experience.

Investing with none of your own money is also always an option, but understand, when you have no skin in the game, it typically means that you will be giving up more equity at the exit and/or splitting majority of the cashflow during the hold.

I don't recommend it unless you are an experienced investor who understands the risks and how to overcome them for the next 5+ years.We hit a peak market in 2023.
