Do I have to complete the separation of units by January 1st to write off half of my closing costs/other expenses?

How do interest rates play in this scenario?

Unable to estimate appreciation potential because it’s brand new and no room to add on or make improvements, but over time I do think some appreciation due to prime location.

I would like to know, if you have good success with Property Management teams in Huntsville market as my property in in C area(35810) and like to get a very good team who can find good tenants and handle the property well.Also, if you had general contractors who you had success with as well, as I am looking to do new flooring to this home. 

Typically we do not see any direct tax advantages of putting a rental into an LLC.

I'm extremely open and willing to share everything that I do.
