Is it wise to find land with tillable wood?

This is for red oak wood (not the prime stuff) and includes the wood filler, sanding, etc.

My income is sound even during covid and ( knock on wood ) And confident I can swing this ...BUT - id like other opinions.

It would be changing from carpet to durable wood-grained vinyle planks throughout, upgrading bathroom vanity/counter and changing all windows.

The realtor has told me it fell because 2 windows have to be replaced and there is some wood rot around the bulkhead. ( hopefully not termites )  My question is : Should I pay to get my own inspection or just use the previous one from the other buyer?

Here's a simple example:A 90-year-old brick-veneer, slate-roofed three-bedroom, two-bathroom might stand next to a wood-sided 80-year-old 3/2.

Completed: Refinish wood floors, replace light fixtures and switches, updated bathroom hardware and new kitchen sink w/ hardware.Planned: Basement bathroom remodel, replace windows, and kitchen remodel Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Currently need to close out some windows (cover the windows with either brick or wood) also install block windows where the basement windows are.

I have my sight on place that’s 68K cash offer (funded by HELOC - It needs about 20K worth of work.
